    Short-term Rental Filing

What is the short-term rental filing?

The short-term rental filing is an administrative procedure derived from Royal Decree 1312/2024, of December 23, published in the Official State Gazette (BOE), which regulates the Single Rental Registry procedure and creates the Digital Single Entry Point for Rentals for the collection and exchange of data relating to short-stay rentals, such as tourist or seasonal housing.

This procedure consists of submitting an annual information form to the Land Registry or the Personal Property Registry, which summarizes the information regarding the short-term rental activity of your property during the previous year.

    Official Regulations:

    Why does this filing exist?

The obligation arises to comply with Regulation (EU) 2024/1028 of the European Parliament and of the Council, which requires Member States to establish a unified information system on short-term rentals to:

    • - Prevent fraud and unfair competition,

    • - Monitor the actual number of properties offered,

    • - Improve urban and tourism planning,

    • - Ensure legal certainty in the sector.

Spain adapts this obligation through Royal Decree 1312/2024, which creates the Single Rental Registry and the Digital Single Entry Point for Rentals — a centralized digital system to manage all this information.

When and how is the filing submitted?

    →Annual Deadline

    • It is submitted once a year, in February, containing data from the previous year.

    • Exceptionally, in 2026, the deadline was extended until March 2.

    →Where and How

    • The submission is made at the Land Registry or Personal Property Registry corresponding to the property.

    • The N2 application from the Registrars of Spain is used, available on their electronic headquarters, preferably via electronic means.

What information must the filing include?

According to the provisions of Article 10.4 of Royal Decree 1312/2024 and the ministerial order approving the annual information form:

✔ List of rentals initiated during the corresponding fiscal year.
✔ Unique Rental Registration Number (NRUA) for each unit.
✔ Purpose of the rental (tourist, seasonal for studies, work, etc.).
✔ Number of guests and check-in/check-out dates of the rentals.
✔ Identification of whether it was a rental other than a primary residence.

This form is standardized and approved by ministerial order (Order VAU/1560/2025) to ensure that the data is consistent and comparable.

    Who must submit it?

The filing may be submitted by:

    • The registered owner of the property, or any person who proves they are responsible for managing the rental.

This allows managers, administrators, or legal representatives to carry out the procedure on behalf of the owner.

    ⚠️ Consequences of non-filing

If you do not submit this information form within the deadline:

→ The Unique Rental Registration Number (NRUA) may be automatically revoked.
→ Upon losing the NRUA, the property cannot be legally marketed on digital platforms such as Airbnb, Booking, or similar.

Relationship with the NRUA (Unique Rental Registration Number)

The filing is directly linked to the concept of the NRUA, which is the identifier assigned by the Digital Single Entry Point to each rental unit:

    • The NRUA is mandatory for advertising a short-term rental property on any digital platform in Spain since July 2025.

    • The annual filing keeps said registry updated with activity data.

    • Without the NRUA or without the filing, listings may be removed by the platforms.

    Practical tips for owners

    • - Gather booking data (dates, guests, purpose).
      - Verify that your NRUA is active.
      - Submit the form on time (February).
      - Keep the proof of submission.
      - If you manage several properties, centralize the documentation.
